As part of our services to our Commercial and Residential Clients, we can to provide advice relating to such matters as space planning, alterations and extensions to either their new or existing building. As always with a building project you have to work out what you have got first and this we do by undertaking a full measured survey. The next steps are listed within our other services.
We undertake inspections of residential and commercial property in order to report on specific issues of concern to our client. Were possible we will use non destructive Building Pathology methods to ascertain the problem but that is not always possible. Matters we are able to advise on are wide-ranging and include structural movement, dampness and timber defects. This service can include the specification and procurement of any necessary remedial work.
Schedules of Dilapidations can be prepared by Thomas Sands for landlords of commercial properties during, and at the termination of leases. We provide advice and negotiate on both sides of the fence as our clients include landlords, as well as tenants.
We also prepare Schedules of Condition at the commencement of commercial leases where tenants have limited repair and reinstatement obligations or as part of our possible services under Party Wall Work.
We act as Party Wall Surveyors on behalf of Building Owners and Adjoining Owners on all party wall matters were The Party Wall etc Act 1996 applies, such as building work to party structures, near adjacent buildings or on the line of junction between lands in different ownership. For our existing and new clients we provide initial advice and once appointed we then can, according to our appointment; serve notices, negotiate party wall awards and undertake the associated monitoring of building work. We can act as the Third Surveyor when nominated and called upon by other surveyors preparing their Awards. We normally act as the Agreed Surveyor, when appointed to act for both the building owner and the adjoining owner, which often saves time and costs. Included as part of our fee scale proposal (which we recommend you take up) is the preparation of schedules of condition, this then helps in preventing bogus claims against you for damage.
Thomas Sands can provide comprehensive services relating to repairs, refurbishment, extensions and new build projects in both the residential and commercial realm. We are able to undertake feasibility studies, cost analysis, prepare specifications and provide advice regarding procurement methods. We can undertake the role of Contract Administrators or Employer's Agent under the terms of either traditional procured or design and build contracts. We can also provide an inspection and monitoring services for clients and funders. We work with Architects and Structural Engineers and other construction professionals when required to provide a full consultancy service. We can also act as the Principal Designer as part of the Health and Safety Planning requirements needed for compliance with the Construction (Design and Management) Regulations 2015.
We undertake reinstatement valuations of all types of residential and commercial properties. In the event of loss being suffered we are able to carry loss assessment on behalf of the insured, and provide advice relating to repair and reinstatement work.
Our Chartered Surveyors are able to provide Expert Witness reports and have experience of giving evidence in Court. Subject areas include such matters as construction, dilapidations and professional negligence.
